South Denver hotel eyed for apartment conversion

The proposal is the latest aiming to convert hotels into housing around the Denver metro area.

DENVER — The owners of a long-term stay hotel in Denver’s Hampden South neighborhood are considering converting the rooms into apartments. 

The TownePlace Suites Denver Southeast, a Marriott hotel located at 3699 S. Monaco Parkway at Interstate 25 and East Hampden Avenue, could soon become apartments, according to a concept plan submitted to the city on Feb. 10. 

According to the proposed plan, the current owners of the hotel wish to convert the 112 long-term stay units into the exact same number of apartment units. Located on 2.72 acres, the hotel has two three-story buildings totaling 65,000 square feet.

Plans also propose having a minimum of 112 parking spots for the new residents. The breakfast area, laundry rooms and kitchen would become new amenity spaces, adding to the current fitness center, free breakfast and outdoor pool already on site, according to the hotel’s website.
