DENVER — What was once the home of Denver restaurant Tom's Diner may soon house an eight-story apartment building complete with ground floor amenities and parking instead.
Alberta Development Partners, based in Greenwood Village, created a mock-up concept of its plans for Tom's Diner, the one-story, 3,684-square-foot building that sits on a 0.49-acre lot at 601 E. Colfax Ave.
The concept comes about three months after the restaurant was listed on a real estate sales site for $4.8 million.
The concept for now calls for the demolition of the diner, but could change once Alberta submits a formal plan for Denver to review. The concept shows a 113-unit apartment building, a fitness center, a 1,900-square-foot lobby and 85 parking spaces.
The Denver Community Planning & Department's Landmark Preservation Team is currently reviewing Alberta's application for a certificate of non-historic status for the site.
That review, which will be complete by Friday, will determine whether the property has potential to be historically significant.
If it does, "the city will post public notice at the site and allow the community time to apply for a landmark designation for the property," said Laura Swartz, communications director for Denver's Community Planning & Development department.
If the team does not deem the property historically significant or there's no application from the public to make it a landmark, the certificate will be issued and valid for five years.
