Most commercial buildings or custom-built structures are constructed with flat roofs. They’re durable and long-lasting, needing only routine maintenance for 20 years or more.

FACT: Flat roofs aren’t entirely flat, but rather usually have an inherent low slope. If the deck (wood, metal, or concrete) is not sloped, a slope can be installed with the addition of a taper system, allowing for the directional flow of water. Roofs are generally constructed in layers: typically a layer of polyiso, then covered by a layer of gypsum board material to add hail protection, and finally a waterproof layer (or membrane). This top membrane is generally "welded" together with a heat gun or robot, creating a waterproof surface. Different municipalities have different regulations regarding R-value, how many layers may be covered over versus tearing off and starting fresh, etc.

FACT: Flat roofs have many environmental advantages including the ability to be used as a roof garden. A waterproof, flat roofing system can be modified to support vegetation.
